Gone are the days of a small hotel in the downtown core and the many hotel towers popping up across downtown.

What to do with the site's existing structures? In some cases, it is easier just to demolish, the architects told the council. But developers must consider how their plans will affect current and future business, heritage, and development needs when they look at how much property can be created in a project of this size, said Gail McLean, who oversaw the project along with Ron Ochowicz, a partner with MCA's Washington, D.C., office.

For example, if a project is large, such as a hotel, it may not be necessary to remove a significant portion of the historic part of the building. The architects found that it was still feasible to leave a portion of a hotel without any alterations in order to provide it with some of the services of a hotel, but that there could be benefits in keeping the room and a portion of the floor of the existing building intact, she said. In one case, for instance, the architects removed some exterior columns from a two-story hotel room to create a different type of room. That allowed them to re-use much of the wood frame that was left behind and save on energy, they explained. For example, the architect can preserve a brick facade to create a single space and still add a roof, they wrote in their design.

McLean told the council that there's always a temptation to add more spaces to an existing structure. With this new design, she said, some of the old building is transformed into a unique, interactive space, which could be used as a dining area or a wedding or reception space, or can serve as an office for the local nonprofit.

For those who want to keep the hotel open while it's being remodeled or demolished, McLean suggested building more floor space for restaurants and bar areas, or simply keeping it at the site of the hotel, since that portion of the building is still open.

One of the architects included in the winning projects is Soho Realty, part of the global architecture group of the W.W. Norton and W. Hinsdale Companies. Soho designed the $45 million project in Washington, D.C., and built the hotel on the site of a former World War II U.S. Army base. Other winning projects were proposed by Westwood Realty LLC in San Francisco, and by the Drexel University Real Estate and Development Company in Philadelphia.
